A previous developer had abandoned this "critical area" site, as the disproportionately high foundation expense (due to 60 foot depth of loose soils), and parking requirements broke the proforma for a typical inexpensive Seattle apartment building. A different develop/builder saw this as an opportunity to create a new local prototype, not based upon small rooms, two car garages and the cheapest possible assemblies. This small speculative multi-family building was to be:  ∙ Intelligently planned on its tight, steep site. ∙ Either a condominium or townhouse configuration, where design could inform this decision. ∙ Designed without a pre-determined unit count, allowing smart design to inform this decision.  ∙ "Built-Green". ∙ Low maintenance, highly durable. ∙ Non- conventional.
