5th and Madison represents the comprehensive revitalization of a city block in Seattle’s business core adjacent to the Central Library. Early conceptual studies suggested that a slender residential tower presented the highest and best use of the site by offering a vital mixed use program in an urban core while maximizing market value of the development potential. Additionally, the program called for refurbishment of the existing 40-story Bank of California office tower and design of a public green space.
