The existing 1970’s home was valued by the Sharpes because of its wetland site and connection to the Concord River. Although well sited, the existing house was in serious disrepair due to neglect and unsuccessful original detailing. The existing foundation and wetland restrictions affected the method of expanding the program of the house. Serious water damage, mold and rodent infestation all precluded a simple renovation of the existing structure. Energy Star requirements, including new windows, mold remediation, and high insulation values, left only a small portion of the house and existing foundation to be salvaged. The potential environmental impact of demolishing and rebuilding the house inspired the design team to implement a construction waste plan. Many items were either reused, recycled or donated.
